Now is a fantastic time to invest in the Village of Potsdam, NY. Coming off of an exciting downtown revitalization in the heart of the Village, we are continuing to invest in the community while creating opportunities for new businesses to locate and grow. The North Market Shopping District offers a different commercial experience from downtown, with convenient access, abundant parking, established retail anchors, and room to add new destinations. We are looking for businesses that can fill identified gaps in the local market, capture existing consumer demand, and become part of Potsdam’s growing commercial landscape.

  • Home decor
  • Apparel: close-out retail and shoes specifically
  • Crafting: fabrics specifically
  • Outdoor Gear: fishing, hiking, paddlesports
  • Dining: fast casual, casual dining and additional QSR

The Village of Potsdam is in many ways the heart of St. Lawrence County. With two universities, and a growing health care network the Village supports continued commercial growth. The North Market corridor is directly on State Highway 56 and boasts established retail anchors, ample parking, and a broad customer base from Potsdam and the surrounding communities. With existing businesses drawing consistent traffic to the corridor, new retailers have an opportunity to complement an established shopping district while filling unmet consumer demand.

Potsdam is more than a local retail market. With a population of approximately 15,000 in the Town and Village combined, Potsdam serves as a regional shopping and service center for surrounding communities. Potsdam’s retail market is strengthened by its concentration of higher education institutions, including SUNY Potsdam and Clarkson University in Potsdam and SUNY Canton and St. Lawrence University just 10 miles away, which collectively bring thousands of students, faculty, staff and visitors to the area.

Potsdam’s retail activity demonstrates this broader market reach. The Village recorded more than $221 million in retail sales in 2022, equivalent to approximately $26,134 in retail sales per capita, which is well above what would be expected from the Village’s resident population alone. The Town of Potsdam recorded an additional $208 million in retail sales. Together, these figures demonstrate the significant consumer activity already occurring within the Potsdam market and the opportunity to capture additional spending through a stronger and more diverse North Market Shopping District.
